The suggested prices are for standard averages on hardwood floor planks installed on prepared surfaces. The tools and materials needed to support the installation are based for finished solid and engineered hardwood (unfinished floors will require finish work, which IS NOT included in these calculations).
For unfinished floors you can estimate the INSTALLATION ONLY with the cost estimator on the higher side of the scale, and ADD ON the finishing cost to be done by yourself or with a professional contractor. If exotic hardwood floor planks are to be installed, or if the installation pattern is sophisticated, prices will probably increase and require an onsite visit with a contractor (NOTE: not all contractors work with exotic floors and installation patterns). The prices given by the estimator are NOT official quotes from contractors.
